Prickly Bay Waterside brings the ultimate in luxurious modern living to the Caribbean

ST. GEORGE’S, Grenada – Destined to be as iconic for the Caribbean as the Opera House is for Sydney, Prickly Bay Waterside is a groundbreaking development of luxury high-tech houses and apartments providing a unique combination of inside and outside living, which is set to become the hottest new investment in the Caribbean.

Basking at the water’s edge of the Lance-aux-Epines peninsular in the fashionable southern end of Grenada, West Indes, Prickly Bay Waterside boasts a stunning location in the Old Boatyard at Prickly Bay, a by-word amongst yachtsman the world over.

Audacious and cutting-edge in design, the development will comprise houses and apartments (from one-bedroom apartments to five bedroom houses, ranging from US$485,000 (approx. £272,000) to US$3.55 million (approx. £1.99 million)), an exclusive club hotel with first class facilities, a new state-of-the-art marina with its own Tiki bar, manicured gardens and a spectacular series of swimming pools running the length of the development (all 200-metres of it), with an Olympic-size 50-metre lap pool first to be completed.

At 12° north of the equator, Grenada is generally considered to be outside the hurricane zone; however, the whole development has been designed to exceed Miami’s Dade County hurricane building standards (it makes use of hurricane resistant steel frames and triple glazed windows).

Other features of Prickly Bay Waterside include its own generators with the capacity to supply electricity to power the whole development, a desalination plant to make sufficient water to render the mains supply unnecessary, and a sewage treatment plant that produces nothing more than grey water to irrigate the gardens.

Combining materials used in the hi-tech aeronautical and automotive industries such as carbon fibre and Kevlar and with extensive use of glass and steel, plus state-of-the-art lighting and gadgetry, Prickly Bay Waterside will be highly futuristic in design, and one of the first developments in the world to combine and apply these new technologies to building construction.

Architecturally stunning and embracing innovative combinations of the finest woods, metals, stone, glass and ceramics from across the globe, Prickly Bay Waterside homes will be light, airy and contemporary. Each property will be fitted with a beautifully appointed Miele kitchen, wi-fi Internet access will cover the site and the latest telecom options will also be available.

Director, Richard Lee, says, “About a year and a half ago, I was sitting having a cold beer at the Old Boatyard at Prickly Bay with architect Richard Hywel Evans and we started dreaming of what we would do with this amazing location were we to have the chance.

From some rough sketches on table napkins that day, came the Prickly Bay Waterside dream. An unprecedented, iconic, mind-blowing, futuristic piece of architectural innovation, that is completely groundbreaking for the Caribbean. We hope it will bring investment to Grenada, which is a beautiful and relatively unspoilt corner of paradise waiting to be discovered.”

Fellow director and Prickly Bay Waterside architect, Richard Hywel Evans of award-winning Richard Hywel Evans Architecture & Design Ltd, says, “As a boatyard, famous among yachtsmen who’ve sailed to the Caribbean, it was important that we captured a nautical element in the design, while creating highly futuristic indoor and outdoor living spaces.

We wanted to do something utterly revolutionary in terms of design and in the way we combined hi-tech and traditional materials. The arrival of Hurricane Ivan mid-study made us review our building heights and adapt our designs to include specially developed, hurricane resistant steel frames and triple glazed windows.“

Marine Houses

The Marine Houses, with a total of 6,179 square feet of internal and external space, will become icons for the development.

Drawing on contemporary nautical design, the three-deck, five-bedroom, five-bathroom houses are built out over the water and have the appearance of moored super yachts, with a pool on the bow deck, steps that allow direct access to the ocean and their own berths suitable for mooring a yacht of up to 140 feet.

Striking features include: a huge roof terrace of 1,152 square feet: a glass-floor at the bottom of the stairs, which is under-lit at night to give intriguing underwater views of the ocean; the ultimate entertainment area on the roof with its own barbeque and cloakroom facilities, served by a dumb waiter from the downstairs kitchen; a double height reception area and dining room on the ground floor, with glass doors opening onto the spa pool and deck; a carbon fibre spiral staircase that curls up from the deck to the master bedroom’s private balcony; and Aikona teak decks running along both sides.

There is also a utility room, cold store, a boat store, and a docking port for the buggy that comes with each house.

Lawn Houses

Behind the Marine Houses will be a series of interlinking swimming pools and beyond that, overlooking beautiful landscaped lawns, are the Lawn Houses with an internal space of almost 4,000 square feet and over 1700 square feet of external space. The Lawn Houses feature white limestone flooring throughout.

Other striking features include: five bedrooms, each with its own luxurious bathroom; a sumptuous master suite boasting its own dressing room and bathroom with sliding wall panels, which allow you to lie in the bath and talk to someone in the bedroom or simply to enjoy the view out over your private balcony; a double-height reception area that opens onto a large terrace; an optional glass mezzanine that overlooks the reception area and is reached by a carbon fibre spiral staircase; a study; built-in double garage; a fully equipped Miele kitchen, complete with utility room and cold store; and a four-person passenger lift, that serves all floors including the roof terrace, which has a built-in barbeque, storeroom, cloakroom and shower.

One-, two- and three-bedroom apartments

Towards the back of the site, set into the steeply rising cliffs of the Lance-aux-Épines isthmus, are a selection of one-, two- and three-bedroom apartments, with incredible views over the whole development and the picturesque bay beyond. There’s a luxury bathroom for each bedroom and, in many of the apartments, an extra guest bathroom as well. Each apartment has huge, floor-to-ceiling glass doors leading on to a large balcony. Some apartments have a roof terrace, some have outdoor plunge pools, and some have both.

Solid white limestone floors are featured throughout to create a stylish and spacious living spaces and all include stunning Miele kitchens.

The Marina

Luxurious waterside residences simply wouldn’t be complete without a sophisticated marina. With berths for both owners and guests of Prickly Bay Waterside, the marina will include every conceivable facility and a brand new Tiki bar will replace the old one, while retaining the charm and conviviality of the original.

The Hotel

An exclusive club hotel will also form part of the final development offering first-rate hospitality and dining facilities, a concierge service, meeting rooms, a gym and spa treatment rooms. Residents and guests will have full access to restaurants, bars and tennis courts.
